TM44 Inspections for Systems Over 12 kW

If the air conditioning in your building has a combined rated output of more than 12 kW, the law requires an inspection by an accredited assessor at least every five years. We inspect single sites and national portfolios, lodge the report on the government register, and tell you where the system is wasting energy.

Who needs one

  • Any building where the air conditioning adds up to more than 12 kW. All the units count together, so several small split systems usually qualify.
  • The duty sits with whoever controls the system, usually the owner or the tenant.
  • There is a fixed penalty of £300 for not having a valid report.

What the inspection covers

  • Maintenance and F-gas records
  • A sample of indoor and outdoor units, air handling units, chillers and controls
  • Whether the system is the right size for the building
  • Time schedules, set points and control settings
  • A report with practical steps to cut running costs

We inspect split and multi-split systems, VRF, chillers, air handling units and packaged rooftop units.

Portfolios

We inspect multiple sites for national occupiers across England, Wales and Scotland. We agree dates with each site contact and supply risk assessments and method statements when asked.

Combine it with a DEC or EPC

If the building also needs a Display Energy Certificate or a commercial EPC, we can cover it in the same visit, which cuts the cost.

Questions we get asked

How do I know if my system is over 12 kW? Add up the rated cooling outputs on the unit data plates. If you are not sure, send us the asset list or photos of the plates and we will tell you.

How long does the report last? Five years.

Is this the same as servicing or an F-gas check? No. TM44 is an energy inspection. It is required on top of routine maintenance and F-gas leak checks.
