How Much Do SAP Calculations Cost?
Our SAP calculations start from £100+VAT per home. That includes the U-value calculations and the EPC. Schemes with several homes are priced per project, so send us the drawings for a fixed quote.
What the price covers
- Design stage. The design SAP, the Part L compliance report for building control and a Predicted Energy Assessment you can use to market the homes off plan.
- U-value calculations for the walls, floors, roofs and windows.
- Reruns. A few reruns and spec upgrades to get the design through.
- As built. We update the SAP with what was actually installed, issue the as-built compliance report and lodge the EPC.
What changes the price
- The number of homes and how complex the design is
- Design changes after the reports are issued. A few reruns are included; changes after that are extra.
- Missing information. Complete drawings and specs up front save time on both sides.
Other calculations most new homes need
Most new homes need more than a SAP. We work from the same drawings, so it is quicker to order them together.
- Part O overheating, simplified method: from £150+VAT per home
- TM59 dynamic overheating, where the design needs it: from £500+VAT
- Part G water efficiency: from £65+VAT
- Energy statement, where planning asks for one: from £600+VAT
- Air tightness, sound and ventilation testing before completion. Book them together and the cost drops, because we save on travel.
Why the cheapest SAP can cost you more
Price shouldn't be the only reason you pick your energy assessor. A design SAP that is too optimistic can fail at as-built, once the air test result and the real specification go in. That means late changes on site and a delayed completion certificate. We find the lowest-cost way to pass at design stage, so the as-built result holds.
How to keep the cost down
- Send floor plans, elevations, sections, a site plan and the construction and heating specification in one go
- Get the SAP done at design stage, before the specification is fixed, when changes are cheap
- Order Part O and Part G with the SAP
- Book the air, sound and ventilation tests together

Questions we get asked
Is the EPC included? Yes. The price includes lodging the EPC once the home is built.
Do you charge for reruns? A few reruns and spec upgrades are included. Design changes after the reports are issued are extra, and we tell you before we start.
Does the Future Homes Standard change anything? It comes into force on 24 March 2027. New homes built to it need low-carbon heating, in most cases a heat pump, and solar panels. Send us your dates and we'll confirm which standard applies.
