Fire Risk Assessments and Asbestos Surveys
If you own or manage a commercial building or a block of flats, the law requires a written fire risk assessment. Buildings from before 2000 also need an asbestos survey and a plan for managing what is found. We arrange both, through qualified fire risk assessors and accredited asbestos surveyors, with one point of contact.
Fire risk assessments
The person responsible for any non-domestic building, or for the shared parts of a block of flats or HMO, has to hold a suitable fire risk assessment. Since 1 October 2023 it has to be written down in full, whatever the size of the business or building.
The assessment covers:
- Fire hazards and the people at risk
- Escape routes, signs and emergency lighting
- Fire alarms and detection
- Fire doors and the separation between flats or units
- Firefighting equipment
- Training, drills and record keeping
For blocks of flats it also covers the structure, external walls and flat entrance doors. You receive a report with a prioritised action plan. It should be reviewed regularly, and whenever the building or its use changes.
Asbestos surveys
Anyone responsible for maintaining a non-domestic building, or the shared parts of a residential block, has a legal duty to manage asbestos. Any building from before 2000 may contain it.
- Management survey. Finds asbestos that could be disturbed during normal use and maintenance. This is the standard survey for an occupied building.
- Refurbishment and demolition survey. Needed before any refurbishment or demolition work, in homes as well as commercial buildings. It is intrusive, and the area has to be empty while it is done.
You receive a register showing where asbestos is, its condition, and what to do about it. Samples are analysed by an accredited laboratory.

Questions we get asked
Does a house need an asbestos survey? Not to live in it. It does before refurbishment or demolition work if it was built before 2000.
Do I need both reports? Often, yes, for older commercial buildings and blocks of flats. We can arrange them together.
