The purpose of Building Regulation Part F 2014 – F1 ‘Means of ventilation’ is to ensure that ‘adequate means of ventilation is provided for people in the building’, therefore improving the performance of the building and the indoor air quality for occupants of both new and existing dwellings in the UK
By providing air from outside to breath, ventilation contributes to the dilution and removal of pollutants as well as a reduction in humidity and condensation. Building Regulation Part L requires buildings to be ‘better sealed’ and ‘more airtight’. In the new Part F 2014 Document, provisions have been designed to ventilate buildings having air permeability down to 3m³/hr/m² at 50 Pa, therefore allowing designers to plan to ‘worst case’ as Building Regulation document Part L allows air permeability up to 10 m³/hr/m²
The 2014 Part F Document now requires ‘in situ’ testing of ventilation systems to ensure they have been installed correctly and perform to the design value.

What is Part F Ventilation Testing
Part F of the Building Regulations 2010 introduced the requirement to test and record actual performance of ventilation in new dwellings against design. This requires testing of airflow measurements of every dwelling constructed under this edition of the Building Regulations as well a checking that the system has been installed and set up correctly.
Requirements before ventilation testing can be undertaken
In order to ascertain correct Ventilation Rates before our visit to site we will require:
- Ventilation Type
- Ventilation Diagram and plans
- Make and Model of Ventilation System or Extractor Fans
- Design Air Flow Rate Of Extractor Fans
What types of extraction fans require ventilation testing?
Ventilation tests are required on System 1 (background ventilators and intermittent extracts fans) System 3 (continuous mechanical extract) and mainly System 4 (continuous mechanical supply and extract with heat recovery). All of our tests are conducted by engineers who have completed the BPEC Domestic Ventilation course and using fully UKAS calibrated equipment.
New dwellings will now require post-completion testing of ventilation equipment for dwellings.
All domestic ventilation systems should be tested from a basic extract fan in the toilet to the supply and extract valves in a mechanical ventilation with heat recovery system.
Testing comprises of the following:
- Checking correct size and number of background ventilators.
- Ensuring internal doors have sufficient undercut to allow air transfer between rooms i.e. 10mm over and above final floor finish.
- Ducted systems have been installed to reduce air resistance and leakage.
- Ensure there is sufficient access for routine maintenance.
- Confirmation that each fan unit meets the minimum flow rate standards in the Domestic Ventilation Compliance Guide.
- A report is require for each installed address for Building Control approval.
- Ensuring ventilation ductwork within unvented spaces is suitably insulated
